Darsham. The Hall dates back to the 13th century and is in 60 acres of private grounds. It is a B&B though somehow the term doesn't quite seem to do justice to this grand place. Convenient for Aldeburgh, Southwold and Dunwich.
Gunton Hall Holiday Village
Lowestoft. This Warner hotel is set in 55 acres of woodland close to the Suffolk coast. There are smart chalets, a pool, a gym, beauty treatments and a cabaret bar.
Pakefield Holiday Village
Lowestoft. On the Suffolk coast, there's a pool, arcade and games room, Queen Vic pub, American-style Downtown Diner, Ice Cream Hut and an on-site Nisa convenience store for that chalet snack.
Long Melford. Two room, but what rooms: large and luxurious, one even has its own garden. The Mill, mentioned in the Doomsday Book, overlooks stately Melford Hall. Interesting website too, worth a read. This place has quite a wow factor.
Cromer. A recently refurbished, spacious and comfortable three storey Victorian town house close to the town centre and a stroll away from the beach.
The Ladybird Guest House
Great Yarmouth. A small B&B close to the seafront, the pier and Great Yarmouth Sea Life.

Great Yarmouth. This high quality, eight bedroom B&B is close to the seafront and has free parking opposite. Single sex groups are not permitted so this should be a peaceful and relaxing place.
Great Yarmouth. A warm welcome awaits you at this comfortable guest house, a very precise 402 metres from the town centre. Rooms have electric fan alarm clocks - intriguing.
Hunstanton. This regularly refurbished, east coast B&B is on the west-facing shore of the Wash giving five of its eight bedrooms great sunset views over the sea. Easy walking distance to the town centre and Princess Theatre. Leave the gin at home: strictly no alcohol in the rooms.
Wells-next-the-Sea. In a quiet road, there are two smart bedrooms both with large bathrooms. Off-road parking and it's but a short walk to Wells Quay and the town's restaurants.

Tamworth. An ex-farm set in lovely countryside. It has river frontage and a nearby canal ideal for an evening ramble along the towpath.
Mynd House B&B
Church Stretton. A fine Edwardian villa in the Shropshire Hills with eight rooms and a bar with comfy leather chairs. Wonderful base for walking, or maybe try paragliding from the Long Mynd if you want to get there faster.
Hopton Heath. A two bedroom B&B in the countryside near Ludlow. Dog-friendly. A homemade cake and shortbread await you in your room - unless Rover spots them first.
Alvaston Hall Hotel

Holbeck. Near Worksop, this welcoming 5 star B&B is in The Michelin Guide. Enjoy breakfast overlooking the peaceful, one acre garden, perhaps spend some time on the garden terrace. Located in the Dukeries, not far from Creswell Crags.

Ambleside. The hearty breakfast will set you up nicely for a day walking the hills - or a saunter round the town. There are three bedrooms, one featuring a bronzed Imperium clawfoot bath, at this luxury 300 year old B&B in a picturesque setting.
Ambleside. Recently refurbished to a high standard, this boutique guest house is within walking distance of Ambleside and Lake Windermere. On-site parking.
Keswick. Set in an imposing Victorian house, this B&B has six fine bedrooms, some with four-posters almost as sturdy as the building.
Keswick. There are six good-sized bedrooms at this spacious B&B. Breakfast can be everything from the full works including black pudding or haggis to vegan or gluten free. Makes you hungry just reading the menu.
Keswick. You'll find free coffee and cake on arrival and a comfortable guest lounge in which to enjoy them at this five bedroom guest house on the edge of Braithwaite. Rooms look out over the garden or the fells.
Staindrop. A three bedroom B&B in a striking building set in beautiful countryside. Plenty of nearby attractions including Beamish and the National Railway Museum at Shildon. Ample parking.
Greenhead. Close to Hadrian's Wall, this country cottage B&B has three recently refurbished rooms all on the ground floor and a self-catering cottage.
Chatton Park House
Alnwick. A sumptuously furnished house on a private estate offering five star B&B. Also a self-catering cottage. Plenty of parking but no pets.
St Valery Boutique B&B
Alnwick. On the High Street, this four bedroom B&B sports a log fire in winter and a decked garden to enjoy in the summer. Lovely bathrooms, well-stocked honesty bar and on some days evening meals.
Newbiggin-by-the-Sea. A couple of minutes from the promenade and beach, there are two well-appointed bedrooms at this warm and friendly B&B. Secure bicycle storage.
The Old Dairy
Carmarthen. Set in 15 acres of rolling countryside at Ystrad Fach south of Carmarthen, the converted milking parlour houses two bedrooms and a suite, each with its own private entrance. Good food at the Red Lion a mile along the lane.
St Davids. This is the most westerly B&B in Wales. It's set on a smallholding and has three suites with views either over Whitesands Bay or the Tywyn towards Ramsey Island.
Barmouth. A lovely, secluded, six bedroom B&B with gardens and 40 acres of private woodland that also offers evening meals four days a week. Spa treatments available but note there's no pool or sauna.
Bodelwyddan Castle Hotel
Bodelwyddan. A Victorian castle between Snowdonia and the sea. Choose a four-poster room or perhaps a garden lodge room. Archery, croquet, putting, swimming, live shows - there's plenty to do.

Llandudno. A B&B on the promenade with a bar lounge sporting locally brewed beer along with wines and spirits.

Llandudno. Nestling at the base of the Great Orme, this licensed four star guest house has ten bedrooms and is handy for attractions such as the cable car and pier.
Cemaes Bay. On Anglesey's north shore some 16 miles from Holyhead, there are panoramic sea views from five of the seven rooms, all recently refurbished to a high standard. Two minutes from the beach, secure bike storage.
Westcot Guest House
Callander. This three bedroom period cottage B&B is an ideal base for exploring Loch Lomond and the Trossachs.
Callander. Rooms named Tannochbrae, Finlay and Cameron, an elegant guest sitting room, games room for pool or snooker, terrace for that quiet drink and a putting green. Also a self-catering studio apartment that should be called Janet but isn't - ideal for couples.
MacKay's Guest House
Oban. A 4 star guest house on Oban's seafront featuring spacious bedrooms with king size beds and comfy chairs. Free off-road parking.
Tobermory. On the Isle of Mull, there are three bedrooms at this recently renovated cottage. The Tobermory Distillery is within staggering distance: there's gin to try as well as whisky.
Newtonmore. As a base for exploring the Cairngorms and even the occasional distillery - Dalwhinnie is ten miles away - this three bedroom B&B could be ideal.
Grantown on Spey. A five bedroom B&B in the Cairngorms National Park. Breakfast eggs fresh from the free range hens. Restaurants and bars are but a short walk away.
Drumnadrochit. Close to the Loch Ness Exhibition Centre, this solid Victorian house is in its own grounds and is surrounded by impressive Sequoia trees. There are four B&B bedrooms in the House and a further four in the adjoining self-catering Kilmichael Lodge.
Inverness. A four star B&B with great service in relaxing surroundings. Five rooms, set in a quiet area of the town.
Inverness. In a lovely rural location on the outskirts of Ardersier and a ten minute drive from Nairn's sandy beaches, this guest house has three ground floor double bedrooms, a garden with a barbeque and sun loungers and it's handy for some wonderful golf courses too.
Isle of Skye. A one bedroom B&B near Glenhinnisdal on the Isle of Skye, twelve miles north of Portree. Ideal for walkers and couples wanting to get away from it all.
Portstewart. A rather nice boutique B&B with wonderful views over Portstewart Strand and the Donegal hills. Perhaps take a stroll along the coastal path to the beach before breakfast to work up an appetite.

Google for 'adult only hotels UK' and most results aren't adults only hotels in the UK. Travel websites may show hotels as 'adults only' that simply aren't. Hotels that are adults only don't always say so in a search-friendly way. This site makes genuinely adult only hotels and B&Bs easy to find.

The hotels, guest houses and B&Bs in this list all have at least a 16+ rule, many are hotels for over 18s only.
What do hotels mean when they classify themselves as adults only?
Some hotels claim to be adult only but their restaurant is open to all. Or they regard anyone over seven as an adult. Some hotels show as adults only but it's actually only the spa that's adults only. We've checked that the places we list have at least a 16+ rule throughout.
Aren't hotels child-free anyway in term time?
